RentReady Homes is the operating company behind a single-family rental portfolio in Texas. We renovate homes to a rent-ready standard with our own crews, lease them to the families who live in them, manage them, and maintain them, across DFW and Greater Houston. The sections below describe the work as we actually run it, day to day.

Construction

Renovate at scale on a tech-enabled platform we built in-house.

Renovation runs as a centralized, technology-driven operating system, not a fragmented, manual function. Our construction management team oversees every active project, and the platform ties scoping, budgeting, field execution, and reporting into one coordinated framework.

Two proprietary, in-house systems do the heavy lifting. Our scoping engine converts a walkthrough into a standardized, execution-ready renovation plan, which keeps scopes repeatable, budgets aligned, and variance under control. Close-By Jobs, our contractor platform, sources, evaluates, and scales qualified crews market by market, so we can add labor as we grow.

A real-time dashboard gives project-level oversight of budget against plan, timelines, and risk, so cost overruns surface early. Bulk purchasing agreements with national suppliers hold material costs down across every job. The result is consistency: a resident can expect the same quality whether a home sits in Mesquite or east Houston.

Leasing

Market, show, and screen in-house, to people, not to a score.

Our leasing team handles marketing, showings, applications, and renewals in-house on AppFolio, the leading platform in the industry. Applicants go through a comprehensive process, including credit and background checks.

Leasing is a human business. We hold to clear standards, but we read the whole picture rather than reduce an applicant to a number, and we make considered exceptions when they are warranted. We price to market, not above it.

Tech-forward, self-showing operations get qualified residents into homes faster, and responsive follow-up keeps the pipeline moving. We write market-specific listing copy rather than hold every market to a single national template, a lesson Houston taught us, and one we now build in.

Property management

Manage the home after move-in, for the long run.

Once a resident is in place, our property managers run the day-to-day: rent collection, renewals, resident communication, and the steady work that keeps people housed and homes in good standing. We operate across DFW and Greater Houston.

We treat retention as the thing that matters most. Strong collections and the share of residents who choose to renew come from picking up the phone and following through, not from squeezing a lease.

Operating at density in markets we already know is how we hold make-ready times and vacancy down. The same teams that renovate a home are the ones who manage it, so nothing is lost in a handoff to a third party.

Maintenance

Answer the work-order queue fast, with our own techs.

In-field maintenance technicians and a coordinated work-order queue keep homes in good repair and residents answered. We run techs across DFW and Houston and route them to keep the drive short and the close time low.

A fix that closes in the first week is the thing a resident actually remembers, so we staff and route around closing it fast. Vans are stocked with the parts that fail most often, and a preventative-maintenance program catches the systems that tend to go before they do.

Maintenance is unglamorous and load-bearing. Across every home we manage, whether the thing that broke gets fixed, and how quickly, is most of what residency feels like, and we manage it accordingly.
